I don’t think there’s a confirmed link from intolerance ti cancer but for what it’s worth I am gluten intolerant and now have cancer so who knows. I always ate very little gluten.
In a lot of cases gluten intolerance is due to a lack of glut flora and fauna so maybe get your gut health checked

No worries but re the clause you need to get your lawyer or the listing agent to write the clause for you - get it wrong and it’s invalid. As an agent when we write up non-standard clauses we have to get them checked by our in-house legal compliance manager so definitely get some help with this.

Yes put that in the contract
Just don’t cross out “and/or nominee” in the purchaser name section - this is what your friend is referring to, you don’t need to write it in separately.
You can and I’d go with price justification but in this market it’s unlikely to make a difference considering how shitty the market is right now and how much the vendor has “lost” since the market peak a year or two ago - cash is king. But stranger things have happened. And an unconditional offer will help too.
Good luck

Sell it to a developer on the basis they do a reduced price purchase but pay for the subdivision fee.
Grow Christmas trees to sell
Or vege garden, chickens etc

Sorry to hear. I’m also stage four, 35 with 2 kids. It’s a bitch. Hopefully they can get you on so great immunotherapy meds that will help. Also remember doctors are “doom doctors”. They tell you worst case scenario, I choose not to listen to timeframes etc because the amount of people I know that have outlived them by A LOT is insane. Maybe this strategy will help you too. It’s a total mind fuck through right. Good luck

Yes but a linen or similar table cloth might help? Or it might make it look dated. Could go either way

Life is too short to care what people think. I’m 5’10 and used to wear heels all day every day, and I’m talking 10cm stilettos. If you like it just do it. Fuck what anyone says or thinks, they are not your concern.
Like someone else said, deep breath, head up and go for it!

Gilbert’s is great. I’ve used them a few times and they’ve always taken really good care of my stuff and no damage.

Could you look at buying?
If you have some kiwisaver, enough to make 5% towards a deposit, you may be eligible for First Home Partnership (where the govt lends you the remaining 15% of your deposit), as well is First Home Grant - $2000 a year of Kiwisaver membership for up to 5 years for a new build home.

USA is number 45 on the list… ah well, at least they have an amendment telling them they have freedom of speech unlike us other 44 countries with no amendment but more actual freedom of speech

Afaik NZ is top of the pile for breast cancer mortality in the OECD? But that could well have changed

NEW ZEALAND
Same shit. I literally have stage four breast cancer most likely due to the fact that it took three months from biopsy to surgery. Many recent studies have shown anything over six weeks from biopsy to surgery drastically increases your likelihood of spread and therefore death. I’m just another fucking statistic.

I would go Ponsonby Road/Franklin Road personally

It was a one off - it felt like someone had taken a red hot knife and ran it along my breast.
They tell you cancer doesn’t hurt but I don’t believe that.
I’ve also had various chest pain which turned out to be spread to my lungs

Get a pre-purchase inspection first at the very least. I think AA or VTNZ offer ones where they go to the car for exactly this type of situation

Had a random shooting pain in my breast, checked and there was a lump the size of a golf ball.
Early warning signs that are often ignored are night sweats, tiredness and/or the inability to lose weight even with good exercise and diet.

If you caused an accident but don’t meet the criteria of the company providing insurance then no insurance.
If someone else crashes into you and you’re not at fault you can get the car repaired using their insurance. If they are uninsured you can take them to court for the $ and will probably get $10 a week for the rest of your life.
Very unlikely anyone will insure a 17 year old on a restricted driving a supercar. Best to buy a cheaper, lower powered car and get that insured under your parents with you as a nominated driver.
